Soothing stillness, serenity, fantastic mountain panorama in all directions
The Columbia Valley between Golden (35 minutes north) and Radium Hot Springs (35 minutes south) is the quietest part of the valley. The main traffic goes along TransCanada # 1 west through Golden and on the Highway 93 flows the southern traffic. In between lies the little-frequented Highway 95. Golden is "our" business center with numerous cafes, restaurants, banks, schools and hospitals as well as a small airport that serves as the base for numerous back-country lodges. Golden as well as Invermere in the south (about 45 minutes south) offer everything for everyday life to comfort your life on all different levels.
The property is 1.5 km above the Columbia Valleý and from the Hwy 95 at about 920 m and offers incredible scenery with the Rockies in the west and the Selkirk Mountains in the east. No matter in which direction you look - whether North and South in the Columbia Valley or the mountains. The access road is paved and is cleared and maintained by the district.
The "Timber Frame" house (classic solid wood truss with traditional tenon joints) was built in 1998 on site and is solid and energy efficient. The 430m² living area include 6 bedrooms and 5 bathrooms plus a large terrace. Two of these rooms are rented as AirBnB and offer a nice income opportunity.
Due to the elevated location on the "Westslope" of the Rockies, this is an extremely sunny plot. The house has 4 floors: walk-out basement (basement), ground floor, 1st floor and large loft.
In the basement are south facing 2 large guest rooms each with private bath. The view from here is across the meadows into the Selkirk Mountains. Between the two guest rooms is a living room with separate exit. In the northern cellar is storage room, heating and water supply.
